Property tax appeal consists of protesting the County Assessor’s “Actual Value” estimate for the subject property in the county where the property is located.

Property tax appeals follow an exacting procedure that has been established by state law. The procedure, specifically written to give the Assessor direction on how to value all of the many different types of property and property interests, must be followed by Tax Agents as well. The procedure has very strict instructions concerning:

  • Filing deadlines and requirements about the filings themselves;
  • Policies concerning the valuation analysis and
  • Processes concerning the various appellate levels.
  • Because our practice is limited to this real property consulting field, over the last 20 plus years we have developed a very high level of expertise and success. That’s why clients such as Albertson’s®/Safeway®, Colliers International®, Newmark Grubb Knight Frank®, and Prudential® have worked with us for many years. That’s also why we annually review more than $4 Billion worth of properties.

What Can 1st Net Do For You?

We are experienced in a wide variety of real estate property types ranging from apartments, retail, office, industrial and vacant land or any variation or mix of these types of properties. More than 30% of our clients are owners who occupy their own building for various professional purposes such as light manufacturing, warehousing or offices. We have worked with small properties of less than 2,500 square feet and we have worked on properties of more than one million square feet. Your property is not too unique, too small or too large for us to process.

The initial review of your property or properties is FREE to you. Because our compensation is based on tax savings, if our review indicates your property is Assessor valued appropriately, we won’t waste your time (or ours) with filing an appeal. Further, every year you are a contracted client, we re-analyze the property to determine if the Assessor value is cause for concern. We are here to assist you in any way we can to help reduce your property tax burden.
